What makes a mixed-use area different
Food waste at commercial volume, next to residences. This is the whole thing. A restaurant or grocery dumpster or compactor, especially one with grease around it, a broken lid, or bagged trash set beside it, sustains Norway rats continuously. Those rats then radiate outward — to the nearest ground-floor units, patios, and garages.
Shared structures. Multi-unit residential buildings share wall cavities, plumbing chases, and attic spaces, so one unit's mouse is often the building's mouse. More on that »
Divided responsibility. In a mixed-use setting the dumpster, the landscaping, the roof, and the building envelope are typically managed by different parties than the inside of a unit. Which means the fix requires more than one decision-maker, and knowing which is which saves everyone money.

Dense landscaping and irrigation. Newer developments landscape heavily and irrigate. Ground cover against a building wall is a covered runway, and irrigation is a reliable water source in an Odessa summer — sometimes a bigger draw than food.
Open land is still nearby on the east growth edge, so clearing and mowing next door still produces displacement events and cotton rats.
Ground floor vs upper floor: genuinely different problems
This is the most useful distinction in a multi-story residential building, and almost nobody makes it.
If you're on the ground floor
You're dealing with entry from outside, at ground level. Mice and Norway rats.
Where they come in:
- The patio or balcony slab door — the threshold and especially the bottom corners of a sliding door track
- The gap where the slab meets the wall
- Utility penetrations — water, conduit, exterior boxes, hose bibs

- Landscaping and ground cover growing against the wall — the runway that got them there
What helps immediately: nothing stored on the patio that a rodent can nest in, no pet food outside, and no bird seed. Ground cover pulled back off the wall by a foot or two makes a real difference and is a landscaping conversation, not a pest one.
If you're on an upper floor
You're almost certainly dealing with something that came in at roofline and is working downward. Roof rats, usually.
Where they come in:
- Roofline gaps at fascia and soffit corners — the number one attic entry anywhere
- Unscreened or damaged soffit, gable, ridge, and turbine vents
- Roof and plumbing penetrations with degraded boots or flashing
- Tree limbs, utility lines, or anything climbable reaching the roof

The trash enclosure is usually the answer
If you own, manage, or operate here, this is where the leverage is — and it's not inside anyone's unit.
- Lids closed, and lids that work. A broken or propped lid is the single biggest generator on a property
- Compactor and dumpster pads cleaned. Grease and food residue on concrete feeds rats with no dumpster access required
- Pickup frequency matched to actual volume. A chronically overflowing enclosure means bagged trash on the ground, and that is a two-minute meal. Extra pickups are cheap compared to a property-wide rodent program
- Enclosure walls and gates sealed at the bottom — the gap under a gate is how they get in and out
- Grease containment sealed and the surrounding area cleaned
- Cardboard broken down and inside, not stacked against the enclosure. Cardboard is harborage and nesting material
- No standing water — low spots, condensate discharge, leaking spigots, irrigation overspray
- Enclosures sited away from residential entries and patios where the layout allows it
- Landscaping and ground cover kept off building walls and clear around the enclosure
And the honest note: a resident cannot fix any of this. If you live here and the enclosure is the source, the productive move is a written, dated report to management with photos — not more traps in your kitchen.

Do restaurants and retail nearby cause rats in the apartments?
They can, and the mechanism is the food waste rather than the businesses themselves. A dumpster or compactor with grease around it, a broken lid, or bagged trash set beside it supports a Norway rat population far larger than any household would, and those rats radiate outward to the nearest ground-floor units, patios, and garages. Fixing the enclosure — working lids, a clean pad, and adequate pickup frequency — reduces pressure across the whole property more than anything done inside a unit.
I'm on the second floor — how did rodents get up here?
Almost always from the roof, not up the stairs. Roof rats enter at gaps in the fascia and soffit, through unscreened or damaged soffit, gable, ridge, and turbine vents, or at roof penetrations with degraded boots, then travel through the attic and down inside wall cavities into upper-floor units. That's why noise in your ceiling and droppings in your kitchen are usually one problem, and why traps on the kitchen floor catch nothing while the animals live overhead.
I'm on the ground floor — where are they getting in?
At grade. The most common openings are the threshold and bottom corners of a patio slider track, gaps where the slab meets the wall, unsealed utility penetrations and hose bibs, the AC line-set entry into the wall, open weep holes in brick, the dryer vent, and the bottom corners of a garage door if the unit has one. Ground cover and landscaping growing against the wall is usually what brought them to the building in the first place.
Can I get the property to fix it?
Often yes, and how you ask matters. Put it in writing, dated, with photographs of the droppings, the openings, and the trash enclosure conditions if that's the source, and keep a copy. Shared areas — the enclosure, the roof, the landscaping, and the building envelope — are typically management's scope rather than a resident's, and a documented request with photos is considerably more effective than a verbal complaint.
Is a new building supposed to be rodent-proof?
Not as built, no — new construction is sealed against weather, not against rodents. Trade penetrations for plumbing, electrical, HVAC, and low-voltage are commonly finished with expanding foam, which rodents chew straight through, and AC line-set entries, weep holes, and vent screening are frequently left open or under-specified for rodents. Newer buildings are usually straightforward to seal properly, because nothing has deteriorated yet.
Should I use poison in a multi-unit building?
No. In a shared structure a poisoned rodent dies inside a wall or ceiling cavity that you may share with a neighbor, producing weeks of odor and flies for people who didn't choose it, plus drywall work someone has to authorize. It's also a real hazard around pets and children in a dense residential setting. Snap traps along walls and behind appliances remove the animal from the building instead.
Does landscaping make rodents worse?
Dense ground cover and shrubs planted right against a building wall function as a covered runway — rodents travel edges, and vegetation touching the wall lets them reach the envelope without ever crossing open ground. Irrigation adds a reliable water source, which in an Odessa summer can draw rodents as strongly as food. Pulling ground cover back a foot or two from the wall and trimming shrubs off the structure is a genuinely effective, low-cost change.
